WHAT TO EXPECT

As a customerl of Gold Key Mortgage, your loan officer can take your application online, over the telephone, by mail, or in person at a time and place of your convenience.  Your loan officer will update you with the status of your loan, counsel you regarding the loan process, owning your home, its care and maintenance, and how your investment may grow.

Whether your loan is a first or second mortgage, refinance, new purchase, or construction there are three areas considered during your loan process.

• First is your credit history or how well you paid your creditors in the past, the better the pay record the better the loan possibility.
• Second is the ratio of bills verses income also known as debt to income ratio. The lower this ratio the better the loan possibility.*
• Third is the down payment or equity of your home. This is the relationship of the loan amount versus the value of the home (known as LTV).

Whatever your mortgage loan needs, most loans can be made with very limited paperwork from our clients. Typically, the last two (2) years of W-2’s or income tax returns, current pay-stub or Profit & Loss statement for self employed borrowers, and your home owner’s insurance declaration page. Copies of these documents can be given directly to your loan officer via the mail, facsimile, e-mail or we can arrange for pickup.

Our loan officers work for you. They listen to yours needs, goals and concerns, collect the required documentation, then work up a loan proposal for your approval. We try very hard to meet your expectations. If we can not meet all your expectations your loan officer will do the unthinkable - they will explain the reason and give some possible ways to resolve it. REFINANCE

• Rate and Term - lower the interest rate and thereby the payment.
• Debt Consolidation - Consolidate credit cards, 1st & 2nd mortgages, cars, boats etc. into one easy payment and save up to hundreds of dollars every month. Usually tax deductable and at a lower rate.
